With climate change, automobile dependency, and rising costs for housing and transportation, America needs to reverse suburban sprawl and focus again on our cities and small towns now more than ever. This won’t happen to any meaningful extent without small scale development, and lots of it. Zoning reform and incremental development education will be key to making it happen.
In this session, you’ll learn about how Buffalo’s 2017 zoning overhaul made a walkable, transit friendly development legal again. We will talk about how it is helping enable small scale projects, create wealth for working people, and rebuild a legacy Great Lakes city that despite losing half of its population from 1950 to 2010, is now America’s fastest growing Rust Belt city.
Doors open at 5:30pm and the session begins at 6pm.

Chris Larsen
Christopher Larsen is the founder and Managing Partner of Next-Level Income. Since “retiring” after 18 years in the medical device industry, he dedicates his time to helping others become financially independent through education and investment opportunities. Chris has been investing in and managing real estate for over 20 years. While completing his degree in Biomechanical Engineering and M.B.A. in Finance at Virginia Tech, he bought his first single-family rental at age 21. Chris expanded into development, private lending, buying distressed debt and commercial office, and ultimately syndicating commercial properties. He began syndicating deals in 2016 and has been actively involved in over $500M of real estate acquisitions. In addition to real estate, Chris has invested in equities, oil & gas, and small business lending, as well as being active in Venture South, one of the nation’s Top 10 Angel Investing groups. Chris lives with his wife and two boys (and Viszla, Lucy!) in Asheville, NC, where he loves spending time with them outdoors and enjoying the food and culture the region offers.
Bryce Robertson
A native of Australia, Bryce dropped out of high school with no knowledge of business or entrepreneurship at the time. After a few years in the underground gold mines and 6 years of world travel, Bryce met the love of his life, and planted his feet firmly in the USA.
From there, Bryce turned a negative net worth, $2,000 and unseasoned credit into financial freedom in 2.5 years. During the process he created order, peace and prosperity in his life and in the lives of those around him.

Since 2010, TAPAAS has impacted more than 9,000 students, trained over 55 artists, and provided more than 850 days of artists in residence. Teachers report that 94% of TAPAAS residencies scored as ‘excellent’ in student enthusiasm and participation; student understanding of the curriculum was deeper when taught as a creative project, and there was increased parent engagement in the classroom. Now in its 11th year, TAPAAS has maintained the ability to be a cost-effective, far-reaching program with a profound impact on both individual artists and students in our community. In 2021, Asheville Area Arts Council partnered with the Asheville City Schools Foundation and the Buncombe County School District to expand programming into Buncombe County Schools– increasing the depth and breadth of this program.
